PROPERTY MANAGER REQUIRED IN DUBAI

Job Role : Property Manager / Leasing Coordinator (Residential Building)
We are looking for an experienced female candidate who will work as a Property Manager & leasing/rental coordinator for our Residential Buildings in DSO and Sharjah. We are not a brokerage company, we are the direct owners and this hiring is for our own properties. The reporting will be to our Managing Director. The job location will be at Dubai Silicon Oasis.

Duties:
• Oversee the daily operations of multiple residential properties.
• Manage facilities maintenance, collect rent, find renters when properties are vacant and handle evictions.
• Handle complaints, violations and other issues from residents and renters. Should also manage property expenses and perform bookkeeping duties as needed.
• Involved in creating and negotiating the terms of a commercial or residential rentals. This can include new rentals, renewals etc.
• From collecting rents to preparing eviction notices, should be involved in communicating with commercial or residential property renters.
• Keeping up to date with the relevant rental laws set out by RERA and any other guidelines by the land department, municipality and/ or other relevant government authorities.
• Ensure timely and efficient updates of all records on property management software including:
• Publish/ add/ update units including upload of landlord documents
• Tenants contracts
• Follow department procedure for all tenancy contracts and renewals including:
• Registration of tenancy contract for Dubai Managed units through Ejari/ DIFC
• Prepare Ejari report and forward for reconciliation purpose to accounts.
• Monitor renewal notifications sent by property supervisors. Send reminders for notifications not sent
• Efficiently manage all routine correspondence on mail, phone and liaise with office drivers. Generate timely reports and corresponding analysis.
• Strive to ensure that the apartments are fully occupied with various strategies includes marketing, lead generation, cold calls, etc.

REQUIRED COMPETENCIES:
• Degree/Diploma with over 3 years of related experience in Real Estate industry in UAE.
• Fair understanding of rules and regulations of real estate industry in UAE
• Requires strong E-Marketing Skills through Instagram, Facebook, Twitter, Dubbizle, Property Finder, Bayut, etc.
• Knowledge on various booking sites like Booking.com, Airbnb.com, trivago.ae, tripadvisor.com, etc.
• Good numerical ability with excellent written and oral communication in English
• Strong attention to details and good presentation skills
• Able to work independently without supervision
• Approachable and pleasant workplace demeanor.
• Must have a valid UAE Driving License.
