Property Coordinator Required in Dubai -

The Property Coordinator is responsible for providing support to the Property Management Team with regard to Site Condition Management, Stakeholder and Supplier management, Risk & Regulatory Management, Project Revenue & Financial Management, Administration & Reporting, and Occupancy & Lease management.

Responsibilities:

-Regular inspection of the properties to identify defective components to ensure any potential hazards are corrected, repaired, or eliminated and snags reported on the snag reports.

-Coordinates with FM for PPM schedules and reports.

-Ensures that all third parties undergo the due diligence process.

-Responds to all emails within 6 working hours.

-Co-ordinates with service providers related to work orders when required and ensure that all contractors supply the relevant documentation, payments, and paperwork.

-Ensures all completed work orders have corresponding completion certificates

-Drafts NOCs.

-Ensures all authority approvals are in place before the contractor enables work.

-Ensures final completion certificates are submitted.

-Assist in visitor parking access and arrangement.

-Responsible for offices/retail handover to the tenants and move-out inspections

-Issuing offer to lease and lease agreements docs

-Screening the potential tenants and conducting due diligence

-Coordinate lease agreements executed between the landlord and the tenants Ensures all related paperwork accompanies leases (compliance documentation, payments, acknowledgment forms)

-Prepares Ejari contracts.

-Prepares lease renewal notices.

-Coordinates and conducts tenant viewings.

- Performing rental market benchmarks.

-Liaising with real estate agents.

-Regularly update database of accurate information and floor plans of the properties, landlord's contact details, and real estate companies.

-Monitoring of receivables and rent/ service charge collections

- Achieve tenant retention of 100%

- Achieve health KPIs of Occupancy for Commercial or Residential properties.

-Ensures that all KYC forms are signed and the correct information is supplied.
