Building Service Engineer - Abu Dhabi
The Building Services Engineer is responsible to provide a professional service to ensure that all Building Services and Systems are maintained and operated to the required standards.

Key Job Responsibilities
•Manage the operation and maintenance of the specialist MEP systems as access control, BMS, fire alarm, CCTV, master clock, UPS, lifts, FM200, LPG and Medical gas.
•Ensure that system characteristics are adequately monitored to develop understanding of predicted behaviour.
•Provide leadership and management for specialist system technicians
•Have thorough knowledge of sub contracting procedures
•Monitor and measure all outputs of the Estates specialist MEP systems Planned, Corrective and Reactive Maintenance. To ensure the requirements of the PA Output Specification are met with no failure KPIs and unavailability.
•Manage specialist sub contractors on Campus
•Ensure all maintenance tasks are executed within agreed timescales
•Provide reports on the operation and maintenance of specialist systems
•Liaise with insurance and regulatory inspectors for planned inspections
•Ensuring that all sub contract staff used on maintenance services are approved and competent for the specific tasks
•Supervising and maintaining the organisational structure for maintenance teams
•Ensuring the efficient operation of the on call system
•Maintenance of records for all maintenance activities
•Ensuring accurate production and control of planned maintenance.
•Monitoring and reporting on overall progress of work programmes against the plans and forecasts
•Supervision of reorder process to ensure sufficient stock levels to meet the contractual requirements
•The ownership of work orders from commencement to completion.
•Adherence to all current company procedures
•Prepare specifications for inclusion with the ITT for each service and participate in the technical evaluation, negotiation and selection process of each subcontractor.
•Provide technical support for the new projects and variations related to specialist MEP systems
•Ensuring continuous improvement and drive value for money for the current maintenance systems
•Managing and forecasting life cycle projects, ensuring that work is kept to budget
•Production of the Periodic Progress Reports as required by the Senior Facilities Engineer.
•Develop the work related method statements and risk assessments.
•Carry out line Management duties and undertake all HR related functions for direct reports.
•Monitor the campus energy consumptions and drive sustainable approach initiatives
•Engagement and develop good relations with key customers
Background, Experience and Attributes:
Essential
•Extensive knowledge of the operation and maintenance of the Low voltage systems & MEP components on a multiple building site.
•Ability to manage sub contractors.
•Understanding of the principles of Service Level Agreements and Key Performance Indicators.
•Excellent communication skills
