• Plan & arrange client meeting to discuss about future plans.
• Arrange future market plans & find out competitors offers – weak points.
• Arrange & modify policies and procedures required for the improvement & manage all buildings services (suppliers LPOs - Materials delivery till
fixing – Complains – monthly variations).
• Setup and manage of annual budgets & maintain relations with clients and tenants.
• Negotiate and Execute agreements clauses & legal Rules as per management manuals.
• Appointment and management of service companies with follow up & Management.
• Manage supplier’s payments approvals. Reports all income and expenses and any variations to the actual budgets.
• Maintain & Correspond with landlords, suppliers and all other parties where necessary and ensure that effective filing systems are set up and
maintained.
• Ensures that all maintenance material, spares and equipment are available.
• Ensure that maintenance of acceptable safety and legal standards required by all authorities.
• Hire subcontractors for all activities required by buildings management.
• Gather and analyses historical records of equipment to determine trends and formulate solutions to problems.
• Development of preventative maintenance programs to keep down time within agreed maintenance parameters.
• Compile monthly management and technical reports and the recommendation of solutions to specific problems.
• Compare & confirm if invoices matching orders / contracts and verify prices and work done.
• Following up complaints reports and requests from all building tenants relating to any and all problems & develop maintenance plans for next year.
• Create security awareness amongst staff, tenants and visitors where applicable & Hold regular building management meetings to solve any running
problems.
